Pricing is one of the most important conversations a seller will have with an agent . As agents we often encourage sellers to list their homes at a competitive rate in their neighborhood . We want the market to receive it well and we are truly looking out for the sellers best interests . there really is no harm in starting out with a higher number and it can be worth a shot in the long run . certainly if there hasn’t been any activity in the first couple weeks the price can always be reduced and evaluated . On the other hand sellers who increased their asking price find it very difficult to increase the price after it’s already listed on the market . Potential buyers will look at this and wonder why this is good and why the price was raised.
We recommend being ready to negotiate with buyers and feeling strong about your position remember that you are in the driver’s seat and you were the one that will decide on the final price to sell your home . If you don’t like the terms that are offered then move on to the next buyer . the last thing that you want to have happen is to look back and feel regret or remorse in your decision . Never let your agent make you feel that you need to move more quickly than you are comfortable with when in doubt stay out . Almost certainly if you have any doubts about your financial situation do not move forward with your listing .
